
Cartrefi Conwy has been challenged over their current development of 107 homes at Maes y Felin, Glan Conwy.
It is understood that the Housing Association has an ambition to expand the development to over 120 homes, all owned by Cartrefi Conwy, and as such, that there will be no homes for sale on the open market and that all may be retained by Cartrefi Conwy. This is contrary to the planning permission which is for just over 30% affordable properties. That is the percentage which is in line with Conwy Local Development Plan 2007 – 2022, Supplementary Planning Guidance, LDP13: Affordable Housing.
Commenting on the possibility that Cartrefi Conwy will be applying to change plans for the half built site, Janet said:
“I urge the Housing Association, as developers, to complete the project in line with the planning permission secured.
“To be looking to change the number of homes on the site, and the housing mix, at this point when such progress has already been made, would make a farce of the planning process. For example, should there be more homes on the estate, there will likely be a greater impact on traffic, a greater need for parking provision, and greater pressure on local community services.
“Also, I can honestly state from speaking to constituents and managing casework that there is a considerably higher risk of anti-social behaviour and neighbour disputes on estates with a higher proportion of affordable housing. As such, I understand why some residents have expressed concern to me about the potential plan, and encourage Cartrefi Conwy again to adhere to the planning permission already secured.”

Wrth sôn am y posibilrwydd y bydd Cartrefi Conwy yn gwneud cais i newid cynlluniau ar gyfer y safle sydd ar hanner cael ei adeiladu, dywedodd Janet:
"Rwy'n annog y Gymdeithas Tai, fel datblygwyr, i gwblhau'r prosiect yn unol â'r caniatâd cynllunio a sicrhawyd.
"Byddai ceisio newid nifer y cartrefi ar y safle, a'r cymysgedd tai, ar y pwynt hwn pan mae cynnydd o'r fath eisoes wedi'i wneud, yn gwneud ffars o'r broses gynllunio. Er enghraifft, os bydd mwy o gartrefi ar yr ystad, mae'n debygol y bydd mwy o effaith ar draffig, mwy o angen am ddarpariaeth parcio, a mwy o bwysau ar wasanaethau cymunedol lleol.
"Hefyd, gallaf ddweud yn onest o siarad ag etholwyr ac o reoli gwaith achos bod risg sylweddol uwch o ymddygiad gwrthgymdeithasol ac achosion o anghydfod rhwng cymdogion ar ystadau sydd â chyfran uwch o dai fforddiadwy. Felly, rwy'n deall pam mae rhai trigolion wedi mynegi pryder i mi am y cynllun posibl, ac rwy’n annog Cartrefi Conwy unwaith eto i gadw at y caniatâd cynllunio sydd eisoes wedi'i sicrhau."
